Getting Started With FMLS

  
Step One:

Get your agents and staff set up to access the FMLS systems.

Complete a Computer User Form (#120) for each member of your company and submit it to FMLS. A user name and password will be generated for each person. You do not have to be a licensed agent to have a User Name, and there is no per user fee. Be sure to complete a form for staff and assistants as well. You will need to assign an access level for each user and can later modify their permissions to serve as assistants for one or more agents. Complete the form online or email them to newuserforms@fmls.com. You should receive your new user names and passwords within one business day.

  
Step Two:

Register yourself and your staff for an FMLS New Member Brokers & Office Managers Orientation Webinar. 
This mandatory class is designed to provide you with an overview of FMLS’ products and services, giving you the opportunity to maximize the value of your membership. Even if you were previously a member of FMLS as an agent, it is important to re-examine the services and procedures from the perspective of a broker.
The Orientation class is available in webinar/virtual classroom format. To register: click the Training link, use the Filter By Class feature (to select FMLS Orientation for New Member Brokers & Office Managers – Webinar), and click on Submit. Click on the name of the desired class, and then click on the Register for This Class button.
 

  
Step Three:

Add your listings to FMLS.
Enter your listings within 48 hours of the execution of a Exclusive Seller Listing Agreement. Enter any desired media to your listing as soon as possible.

  
Step Four:

Maintain your listings in Matrix.
Return to Matrix to make any changes to your listing such as features, price, or to extend the listing (up to 30 days after the expiration date). If you need to withdraw your listing from FMLS or extend it after the expiration date, submit an Addendum to Listing Contract #116 to FMLS online or via email.

  
Step Five:

Upon receiving a contract on your listing, change the listing’s status in Matrix within 48 hours.
Return to Matrix to change your listing from Active to one of the Under Contract statuses. You will be prompted to add some additional details about the contract.
 

  
Step Six:

Report closings to FMLS within 72 hours.
Upon closing, fax (404-255-8602) or email (listingdocs@fmls.com) to FMLS: Notice of Closing Form #118, and the Settlement Statement.

Upon receipt of these items, FMLS will change your listing to Sold status. Please note: these items will also need to be sent in when your office represents a buyer purchasing a property listed in FMLS.
