Matrix 360 CMA - View Comparable Properties
Matrix 360 CMA gives you the ability to do a quick CMA right from the listing page using the new View Comparable Properties button. With this exciting upgrade, the process of creating CMAs is streamlined. Get fast results with a professional look.
From the listing page, click View Comparable Properties.
Matrix will automatically search for the 20 of the most closely matched properties in the area. The One-Click Comparable Finder searches for properties that meet the following:
- Distance from property, that is, very close to the subject property
- The price was set within the past 30 days
- Are identical in terms of type, subtype, zip code and bedrooms
- Have similar square footage
And the results are displayed in an Agent Single Line format.
At the top of the screen, you see:
- Summary of the 20 comparables giving you the Low, Median, Average, High Prices.
- Comparable Report that allows you pick a few pages for the View Report or launch the regular CMA Wizard.
Adding Additional Properties
If you want to add additional properties, click the Find More Comparables button at the bottom of the page.
The Search for Tax Comparable search screen opens.
Enter your additional criteria.
NOTE: You cannot add Coming Soon listings.
If you want to include non-MLS listings, select Non-MLS Sale in the status box. Additional Listings open in an agent single line format.
To select a listing, put a check in the box to the left of the line entry and click Add Selected.
Using the View Report
The View Report is a quick PDF with up to four pages of information. Click the link next to Selected Pages. The available pages dialog box opens.
Select the pages you want using the blue arrows. Click the X in the upper right corner of the dialog box to save and close.
Click View Report. The report generates and opens in Adobe Acrobat.
Using the CMA Wizard
If you want a more comprehensive CMA, choose Create CMA, to launch the CMA wizard.
The CMA Wizard launches.
Enter the information as you would for any CMA. Click Pages.
The Available Pages window opens. Notice that the selected pages contains the previous pages you selected for the One Click Comparable.
Finish your CMA as you would any other CMA.
