Quick & Dirty CMA

The Quick and Dirty CMA is one where you allow Cloud CMA to find and present comparable properties that are near and similar to the subject property. This will save you time because you don’t have to search for comps yourself.

Notes

  • There is no additional behind the scenes criteria used to pull the comps, what is used on the main page are the only filters.

  • No additional individual comparables can be added when Quick and Dirty is selected.

To create a Quick and Dirty CMA:

1. Click Create New Report. A selection screen opens.


2. Click CMA. The Create CMA Report screen opens.


3. In the Client field, enter a name for your CMA.

4. Enter any notes in the Private Notes section.

5. Enter the address of the Subject Property. As you type the address, Google Maps provides a list of properties. Click to select.


6. In the Quick and Dirty section, click the checkbox next to Automatically Find listings near the Subject Property.


7. Select the number from the drop down next to Get at Least field.

8. Select the number of months to go back from listings from the Only go back field.

9. Click Fetch Listings. The Organize Listings on the CMA Report screen opens showing a map of the properties, suggested list price options and the comparables.


10. You can view a popup of a property from the map when you hover over an icon. 


11. Scroll through the list of comparables and uncheck the ones you DO NOT want to include. Check to see if subject property pulls in – if so, uncheck it. You can add a listing from the MLS or off-market.


12. If you want to enter a Suggested List Price, you can type in the amount in the Subject Property field. 



13. Click Customize Report.

Under your CMA report are some options you can select.


14. Click Theme. The theme selection window opens.


15. Click the drop-down arrow in the Select a new theme field.  A list of themes and color schemes opens.  Scroll to view choices.  Click to select.

16. Once you select a theme, click Choose Theme.

17. Click Layout to select a report layout.


18. Click the report you want to use.

19. Click Font to select a font style for this CMA.


20. Click to select or click Use theme default.

21. For a Quick and Dirty CMA, you may want to limit the number of pages you include. To remove pages, hover over the page in your report and click the minus (-) sign.

22. Click Publish Report.  You are returned to th CMA page and you see the report publishing.


23. Click View PDF to Preview your report.
