Custom CMA

The custom CMA report uses the same steps as a Simple CMA, but you can edit or customize additional options and pages. These items include:

  • Adding expense items to create a Net Sheet.
  • Making Adjustments to Comparables.
  • Editing the Cover Letter, Agent Resume, Marketing Action Plan.

 

To create a Customized CMA:

  1. Perform a search In Matrix for recently sold properties in the same area as the subject property.
  2. In the Sold Status - Date Range field, type in the number of days back.
  3. Enter any additional criteria, such bedrooms, baths, subdivision, schools, etc.
  4. Click Results. Click the select box next to each listing you wish to include in the report.
  5. Click the Cloud CMA button at the bottom of the page.



  6. Cloud CMA launches.


  1. In the Client field, enter a name for your CMA.
  2. Enter any notes in the Notes section.
  3. Enter the address of the Subject Property. As you type the address, Google Maps provides a list of properties. Click to select.



  4. In the Subject Property section, click add cover photo. Search for and select the photo of the subject property. Make sure the Photo type is a jpeg and make sure the max pixel size is 670x829.



  5. If the property has been listed before in Matrix it will pull over Sq FT, Beds, and Baths. Adjust these values, if needed.
  6. Click Fetch Listings.

 

Organize Listings


  1. In the Summary of Listings section, Cloud CMA provides Low, Median, Average, High with a map showing the subject and comparable properties.
  2. Scroll through the list of comparables and uncheck the ones you DO NOT want to include. Check to see if subject property pulls in – if so, uncheck it. If you want to change the order that comparables appear in your report, you can click and drag to rearrange the order.



  3. To enter adjustments to your comparable listings, click Details and Adjustment. The screen expands with the listing details.

NOTE: If you have questions about pricing, adjustments, Net Sheets items, etc., check with your Broker or company about their pricing practices and policies.


  1. Scroll down to the adjustments section, just beneath the details.

  2. Enter the adjustment items and the amount and click Save. Enter negative amounts with a (-) minus sign. Click the Details & Adjustments link to close the window.



  3. The amount at the top of the page adjusts and a small arrow appears indicating the original price was adjusted up or down.



  4. If you want to enter a Suggested List Price, you can type in the amount in the Subject Property field.



  5. To enter Net Sheet Items, click Price Guide and Net Sheet



  6. The window expands and provides a space for you to enter Net Sheet items.



  7. Click Customize Report.

 

Adding Pages to your CMA Report

You can add and subtract pages from your CMA to fit your needs and presentation.

  1. To add a page, click the drop-down arrow next to the section. It expands with a list of potential pages you can add.
  2. Click the green plus + sign to move your desired page over.



  3. To view the contents of a page, click the tiny eye icon next to name.



A PDF view opens:


  1. To remove a page, hover over right side of the page’s name and click the red minus sign.



  2. On some of the pages you can edit the contents. This is indicated with an Edit link next to the page name.



  3. Click the Edit link and the Page Contents window opens.


  4. Type directly into the box. Use the edit features to change font size, indent, add bullets, etc.
  5. Click Save.

 

Changing Themes

Under your CMA report are some options you can select.


  1. Click Theme. The theme selection window opens.



  2. Click the drop-down arrow in the Select a new theme field. A list of themes and color schemes opens. Scroll to view choices. Click to select.
  3. Once you select a theme, click Choose Theme.
  4. Click Layout to select a report layout.



  5. Click the report you want to use.
  6. Click Font to select a font style for this CMA.



  7. Click to select. Or click Use theme default.
  8.  Click Publish Report. You are returned to the CMA page and you see the report publishing.



  9. Click View PDF to preview your report.
  10. Once it publishes you may view it, send it or send links to your clients.
