How RentSpree works
On your rental listing, select Yes from the Rent Spree Drop Down field. This enables RentSpree for that listing.
Once your listing has been enabled for RentSpree, you will receive an email with the ApplyLink™.
Invite applicants to apply. Share the special ApplyLink™ for that listing with interested renters so they can apply. RentSpree will then walk applicants through the entire application process.
Applicants will authorize to use RentSpree. Applicants enter all required information and authorize their TransUnion screening reports to be pulled and shared with you.
You will receive an email notification for each applicant who applies. Access all reports in seconds to view, save, or print.
What reports do I receive?
Rental Application
The first step to properly vetting a tenant is collecting a rental application. RentSpree can collect a fully completed online rental application from each applicant who applies. That means no more paper applications containing illegible or incomplete information.
RentSpree's rental application is thoroughly reviewed to ensure compliance while getting you the comprehensive information needed to make an informed decision. Full Credit Report and Score
TransUnion's credit report will help you determine how likely an applicant is to meet the financial requirements of renting. You'll receive a TransUnion credit report and score, which comes with over 40 years of trusted experience.
Each credit report is available to you after an applicant authorizes it. But there is no compromise on the information provided. TransUnion's credit reports are fully detailed and include trade lines, payment history, inquiries, collections, and more! Best of all, the reports can be generated 24/7.
Criminal Background Check
TransUnion's criminal background check includes crucial information needed to determine whether or not to approve an applicant. Using a comprehensive background check, this report accesses information from the Most Wanted database and 200+ million records to ensure you have the necessary information to make an informed decision.
Eviction Related Proceedings
Evictions are a huge red flag for prospective tenants. That’s why RentSpree provides access to TransUnion's 50-state (plus Washington D.C.) eviction history report for each applicant. This includes court records, tenant judgments, and writs and warrants of eviction. When trying to predict the likelihood of a bad rental outcome, this is a vital tool.

Q: Does RentSpree cost me anything?
A: No cost to you at all, RentSpree is a free FMLS member benefit.
Q: Who pays for the TransUnion Reports?
A: The $39.99 screening fee is paid by the applicant. The screening fee includes a credit report, background check, and rental history. The rental application, which can be requested separately to pre-screen or along with the screening reports is $0.
Q: I noticed that I could integrate RentSpree through Matrix. Are there any benefits to this?
A: The RentSpree application icon will appear on your listing for other agents to view. These agents can then send your listing out to their clients, who can then go to the Matrix portal and start the application process.
Q: What is the difference between RentSpree and SmartMove?
A: While RentSpree and SmartMove may seem similar, RentSpree offers more features at a lower cost.
Q: Can I add RentSpree to an existing listing?
A: Yes, go to Matrix Add/Edit and change the setting in your listing by selecting Yes in the RentSpree Online Screening field. The link will show on your listing immediately.
Q: Can I remove Tenant Screening from my listing?
A: The default option for RentSpree on all listings is set to yes. When you create a listing or wish to disable it for your current listings, you can go into Matrix Add/Edit and update the listing by selecting No.
Q: How long does it take to get my reports back?
A: Once submitted by the applicant, all reports are available instantaneously. You receive an email notification upon submission by the applicant.
Q: Can I share the ApplyLink™ on my social media?
A: Yes, copy the link and paste it to your media page.
