What is Offer Manager?
Offer Manager is a free, optional add-on feature from ShowingTime that improves communication
between agents during the offer process and can give you an easy-to-understand comparison between offers for sellers.
Why should I use Offer Manager?
As a listing agent, it will give you the ability to collect multiple offers and present a side-by-side comparison to your clients with just a few taps of your finger. It will also allow you to send a blast message to any agent who’s shown your property. Once offers have been collected, you’ll be able to
quickly let a buyer’s agent know the status of their offer.
As a buyer’s agent, it will help keep you aware of up-to-the-minute details and communication about your offer with the listing agent, in turn making communication with your client much faster. Receive that communication through email, text, or through the ShowingTime app. Take the guesswork out of where your offer is at any time of day!
Is Offer Manager Available on the ShowingTime App?
Yes, and it is fully functional from any mobile device!
How does an agent submit an offer?
Anywhere you would schedule a showing appointment you can also submit an offer. All the notifications you receive that are related to a showing (i.e. the showing confirmation and feedback notifications) will include the submit Offer button.
What if the buyer’s agent does not want to participate, can I still use Offer Manager to submit an offer on their behalf?
Absolutely! Log in to ShowingTime and open your menu. Look for My Listings under Offers. Click the
listing you want to add an offer to. On the screen that comes up, tap the + icon and you can choose “Add New Offer” that way.
How am I notified I received an offer?
In ShowingTime, you can elect to receive offers by Email, Text, and/or through the ShowingTime app.
Can I send in an offer without submitting documents?
At least one document must be submitted with an offer.
How does the listing agent receive my offer?
Your offer will be delivered to the listing agent and/or co-listing agent via text, push, and/or email
depending on their preferences.
Does the buyer’s agent have to have Offer Manager to view offers?
Buyer’s agents do not need to have a login to view the details, documents, offer status, or anything else you enter in Offer Manager.
How do I disable the Submit Offers option from my listing?
ShowingTime gives you complete control, letting you decide to have it on or off in general or have it on or off for just certain listings and you can change your mind at anytime. By default, Offer Manager is on for all listings. To make a different decision, follow the steps below:
To disable Offer Manager in general, from the web version log in to ShowingTime and click on “Edit Profile”. Scroll to the section “Listing Agent – Offer Preferences” and darken the dot next to No for “Allow agents to submit offers on my listings?” If you’re using the ShowingTime app, click on the gear next to your name in the lower left corner of the screen and from the menu that comes out, click Offer Preferences and swipe left on the option “Allow agents to submit offers on my listings”.
To disable/enable Offer Manager on just a certain showing, from the website click Offers in the left menu. Find the listing you’d like to manage and click on its picture. On the details screen click the blue + at the bottom and select “Offer Form On/Off” and make your selection. If you’re using the app, open the menu from the bottom left gear icon then click “My Listings” under the Offers header and follow the same directions as above.
Is there a way to remove the Submit Offer icon from the listing?
No, there is no way to remove the Submit Offer icon from the listing. Any buyer’s agent attempting to submit an offer on a listing that is not set to accept offers will be notified when they click it.
Can I print the offer activity?
You can print all the Offer Activities for your listing from the Listing Worksheet. This is useful in the event of an audit or just for your records. In ShowingTime, select Listing Setup then select your listing. Click Listing Activity Report and then press the Download PDF button. The downloaded PDF will contain all the offer activities including date/time when offers are received, notifications sent, and any updates or changes to offer.
How do I send a copy of the offers to my assistant?
In the Profile page, you may enter the email address of any assistant under the Notifications on My
Listings status.
How does a buyer’s agent withdraw an offer?
If a buyer’s agent needs to withdraw an offer in Offer Manager, they would need to contact the listing agent directly and the listing agent would update the offer’s status to “Withdrawn” from that listing’s offer summary page.
