FMLS Statistical Reports

Following the end of each month, FMLS compiles statistical data from various categories and metrics to publish into monthly reports. These reports can be useful for…

  • Analyzing market trends for your own research or general knowledge.
  • Sharing with clients, such as supplementing a CMA report.
  • Show to prospective clients, such as referencing or displaying the reports on your personal website, blog, or social media profiles.

FMLS Statistics Overview

A written summary of key statistics from the full reports below.

Property Type Status Summary

Compares the volume of listing statuses, average list price, and average total days on market (TDOM) of the given month to the same month from the previous year across multiple property types.

Property Type Status Summary YTD

A year-to-date summary on the volume of listing statuses, average list price, and average total days on market (TDOM) of the given month across multiple property types.

(Note: The statistics in these reports are calculated using only listings submitted directly to the FMLS system and do not include statistics from partnered MLSs or data-sharing agreements.)

How to Access Statistical Reports

  • From fmls.com, hover over the Reports tab at the top of the page, and click “Statistical Reports”
  • The page will display the list of the most recently published reports. (Note that reports from the previous month may take a few days to compile and publish.)
  • Click on the PDF icon to the right of the report that you wish to view. It will open in a new tab in your browser. You may download or print the report as you would any web page.
  • To view reports from past months, use the drop-down menu located above the list of reports to select your desired month/year. Once you have made your selection, the page will refresh and the list of reports below will be from the selected date.

 

 

Absorption Analysis

The Absorption Analysis report allows you to customize your criteria to return statistics on your desired market area and time frame. The report provides information on…

  • Average Days on Market (DOM)
  • Average Total Days on Market (TDOM)
  • Sales Price to List Price Ratio (SP/LP)
  • Sales Price to Original List Price Ratio (SP/OLP)
  • How many listings in the search area are currently active
  • A theoretical “Months of Inventory” based on the current amount of Active listings in relation to the Average Days on Market.

The report is useful for analyzing how the market is “absorbing” current inventory.

Creating a Report

From fmls.com, hover over the Reports tab at the top of the page and click “Absorption Analysis”.

From the Absorption Analysis page, you can customize the report's parameters using the following options.

Report Type: Specifies the property type(s) that you would like to be included in the report.

Months Back: Use the drop-down menu to select from 1 to 12 months back to determine the time frame for the report.

County, City, Zip, High School, Middle, Elementary, Subdivision: These fields all allow for specifying the geographical scope of the report. You do not need to use them all together, but it can be helpful to combine them if you want to be specific. (For example, if you are searching in a city that spans multiple zip codes, but only care about the parts of the city in one or another, you can select the City and also type the desired Zip Code to only return results that match both.)

Age: Specifies the property conditions that you would like to be included in the report (i.e. Under Construction, New Construction, Fixer Upper, etc.)

 

When you are finished selecting your criteria, you can click the View Report button to see the report on the page in your browser. When you are satisfied with the report, clicking the Export PDF button downloads it to your device.

If you wish to start over or generate another report, the Clear Fields button will quickly reset your entered criteria to default values.

 

 

Sales Summary

The Sales Summary report allows you to customize your criteria to return statistics on your desired market area and time frame. The report provides information on…

  • Total number of sales
  • Total dollar Sales Volume
  • Average Sales Price
  • Average List Price
  • Sales Price to List Price Ratio (SP/LP%)
  • Sales Price to Original List Price Ratio (SP/OLP%)
  • Average Days on Market (DOM)
  • Average Total Days on Market (TDOM)

Creating a Report

From fmls.com, hover over the Reports tab at the top of the page and click “Sales Summary”.

From the Sales Summary page, you can customize the report's parameters using the following options.

Report Type: Specifies the property type(s) that you would like to be included in the report. If you select more than one, the data for each type will be separated within the report.

Sold Price: Specifies the price range of Closed listings to be included in the report. Typing a value into the left field sets a minimum price and typing a value into the right sets a maximum price. (You may leave these fields blank if price range is not an important factor for your desired report.)

Closed Date: Controls the time frame for the report. Use the two fields to set your desired date range.

 

When you are finished selecting your criteria, you can click the View Report button to see the report on the page in your browser. When you are satisfied with the report, clicking the Export PDF button downloads it to your device.

If you wish to start over or generate another report, the Clear Fields button will quickly reset your entered criteria to default values.
