FMLS Rule 3.1 (“Mandatory Submission”) requires listing brokers to submit their listings to the MLS within 48 hours after the Exclusive Right to Sell Contract is signed by the Owner. Previously, this meant either putting the listing in the MLS as Active or Coming Soon.
The new Registered status in FMLS Matrix and in Remine add/edit allows agents and brokers to submit listing contracts to the MLS in compliance with Rule 3.1 that are neither displayed nor distributed through the MLS.
Only the listing agent, co-listing agent and their office manager, listing broker, office manager, corporate officer, head broker and FMLS staff have access to view and edit listings in Registered status.

The effective date of a listing agreement is the contract starting date (binding agreement date).
The “Market Date” is the date when public marketing of the property is to begin. At that time, the listing status must be updated to Active or Coming Soon status.
Please Note: Registered Listings cannot move directly to Active Under Contract or Pending listing status.
No. An effective exclusive listing agreement must be in place at the time the listing is Registered with the MLS.

You can edit a Registered listing, however, only FMLS staff can edit certain initial required input fields like the address, list price, listing contract date, expiration date or registered marketing date.
Once you submit a Registered listing, the Property Type field is locked, and a new Registered listing will need to be created if the Property Type needs to be changed. Yes. You have edit permissions for a Registered listing.
In Matrix, to view a Registered listing, go to My Matrix My Listings, and selecting My Incomplete Listings. In the Single Line View, there is a column that denotes “Yes” if the listing is Registered.

Once on the listing input screen, click on the Property Type specific to the subject property (located below the Register Listing Contract input option). Then complete the listing input form as per usual.
Please note: All completed fields on the Registered listing will be copied onto the new input form. When submitted, the previously assigned MLS# will remain unchanged.
No. A listing can be moved from Registered to Active status at the listing broker’s discretion prior to the Registered Market Date.
No. But, the option to include photographs is available while the listing is Registered.
Please note: Once the listing is updated to Active, at least one photograph must be entered into the FMLS Database within seven (7) calendar days after the listing status first becomes Active for all property types except Land/Lot and Commercial.
No. Public marketing of the property is not permitted while a property is in the Registered status. A listing must be in an Active or Coming Soon status within 24 hours of any public marketing for the property, per the Clear Cooperation policy, specifically set forth in FMLS Rule 3.1.

No. This is an off-market property and showing of any kind is prohibited.
Marketing and advertising include, but is not limited to, any information about the property or its availability for sale displayed on any: signs, websites, social media, brokerage or franchise operated websites, communications (verbal or written), multi-brokerage or franchise listing sharing networks, flyers or written material, applications available to the public, or open houses or showings.
No. The distribution or marketing of Registered listings is prohibited.
Only the listing or co-listing agent who entered the listing, their listing broker, office manager, corporate office, head broker, and the FMLS staff can see a Registered listing.
